Blueprints AI, a bootstrapped startup based in Santa Monica, California, says its software can produce code-compliant, permit-ready architectural construction blueprints in minutes. Users start from a sketch or a PDF.
The company was founded by architect Al Dram and data scientist Coco Cao. Dram holds architecture degrees from the University of Tehran. He opened the design-build firm Drams Design-Build in 2018 and added a construction business in 2021 after earning a general contractor’s licence. Cao is chief commercial officer and leads sales and go-to-market strategy. Dram had considered AI-generated design documents for school buildings back in college, when the technology did not yet exist. He began building the concept within six months of ChatGPT’s release in November 2022.
The company trained its system on eight years of approved drawing sets from Drams Design-Build.
Version 2
Version 2, unveiled at TechCrunch Disrupt and publicly available this week, generates blueprints for architecture, structural, mechanical, electrical, plumbing and interior design at once. It starts from a description or sketch. When a user changes a design, the change flows through the whole project and is checked against local building codes. Early customers are already using it. Version 3 is in development and will add structural analysis and electrical panel design.
Human oversight
Licensed professionals still review the documents and affix their seal before anything goes to a permit office. The founders say the judgment stays human.
Pricing and customers
Version 1 costs $3,200 to $8,500 a month depending on the plan, with custom enterprise pricing. The company may add a one-time flat fee for single-project users. The target customers are architecture, engineering and design firms, as well as developers and real estate owners.
Why it matters
Dram says architects spend about 80% of their time drafting and 20% designing, and he wants to flip that ratio to “20-80.” He points to “the hours saved, the energy saved of people doing the same thing over and over and over.” Cao and Dram argue the tool will let architects spend more time designing better spaces.
Blueprints AI has not disclosed any funding, investors or valuation. It is one of the 2026 Startup Battlefield 200 companies exhibiting at TechCrunch Disrupt in San Francisco from October 13 to 15.
